Description
LEASE SPACE TO THE FEDERAL GOVERNMENT REQUIREMENT: The U.S. General Services Administration is interested in leasing approximately 43,000 ANSI/BOMA office area square feet of Class A space within the Richmond, VA area. The Government currently occupies space under a lease that expires on June 30, 2008. The Government will only consider alternate space if economically advantageous. Based on the responses to this advertisement, a Cost-Benefit Analysis will be conducted to determine if it is in the Government?s best interests to remain at the current location or satisfy the requirement through competition. The cost of a physical move, the cost of the new space alterations, and other cost factors regarding relocation will be taken into consideration when determining whether or not relocation is economically advantageous. UNIQUE REQUIREMENTS: The space must include 2,500 square feet of space on the ground floor for a supply shop and a print shop, which will include a high density rolling-file-storage system. These rooms must have direct access to a loading dock without the use of an elevator and without interference by pedestrian traffic. The space must include 400 square feet of offsite storage space on the ground floor. Employees must have 24 hour-a-day- access to the building, and the building must be patrolled by a security guard, who will have to assist access as early as 4 am. Building complex must offer tenant onsite parking for 225 vehicles. TERM: Five (5) years with termination rights by the Government. DELINEATED AREA: Beginning at the intersection of Route 64 and I-95, travel north on I-95, turn west onto Route 295. Turn southeast onto Route 64. Turn south onto North Partham Road to Three Chopt Road. Turn north onto Route 356. Turn east onto Route 64 and follow to the point of beginning. OCCUPANCY: Space must be substantially complete and ready for occupancy no later than July 1, 2008. SUBMITTALS: Written expressions of interest must be received no later than October 25, 2007, 4:00 pm and include the following: 1. Building name and address. 2. Available ANSI/BOMA square feet and rate per ANSI/BOMA square foot for a Fully Serviced Lease 3. Common Area Factor to establish Rentable Square Footage 4. Scaled Floor Plan (preferably electronic copy) 5. Name and address of Building Owner(s) Submissions by other than the owner of a property must be accompanied by a letter from the owner granting permission to make a general offering of space.
