Description
Summary Requirement: The General Services Administration is seeking to lease approximately 6,500 - 6,700 rentable square feet of space yielding approximately 5,649 - 5,793 ANSI/BOMA Office Area (previously Usable) in Honolulu, Hawaii to house personnel, furnishings, and equipment, together with adequate parking including three (3) reserved spaces. Building Requirement: The General Services Administration will use the Quality Solicitation for Offers to satisfy this requirement in a office building that is professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements. The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. An award of contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Building must be located near regularly scheduled transportation and or sufficient public or private parking for up to 50 employees, plus inexpensive restaurants within 3 blocks. Other requirements include loading dock or adequate maneuvering room for a 40? truck, and Building must be fully compliant with the requirements of UFAS. Location / Delineated Area: NE corner starting Kalihi Stream branch of Keehi Lagoon north to Nimitz Hwy (St Hwy 92), west on Nimitz Hwy to the intersection of the Middle St feature extension, north east along the feature extension to Middle St, northeast along Middle Street to where it changes into N School St, southeast on N School St to where the road name changes to Iolani Ave, southeast along Iolani Ave to the intersection of Ward Ave, south on Ward Ave to the intersection with H-1, east on H-1 to Waialae Ave, eat on Waialae Ave to Manoa Palolo Drain, southeast along the Manoa Palolo Drain to the where it joins the Ala Wai Canal, west along the Ala Wai Canal to Mamala Bay, west along the shoreline of Mamala Bay, across channel to south shore of Sand Island, across channel to eastern shore of Keehi Lagoon, north along eastern shore of Keehi Lagoon to Kalihi Stream. Lease term: The term is for two (2) years, three (3) months. Occupancy Date: Occupancy is planned for no later than September 1, 2008. Expressions of interest should include the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
