South - 14 Mile Rd. East - Dequindre Rd. West - Coolage Rd. The space should yield between 2,800 and 3,100 ANSI/BOMA office area sq. ft. The space must be fully serviced including all utilities, janitorial, landscaping and snow removal services. Five (5) reserved parking spaces are required, preferably inside the building. The proposed lease is for ten (10) years, five (5) years firm. Space must be ready for occupancy no later than April 1, 2008. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by broker/agent must be accompanied by written evidence they are authorized to represent the building?s ownership. The space must have convenient interstate and local highway access and parking sufficient to cover official business needs of numerous visitors. A variety of moderately priced fast food and eat-in restaurants with close proximity and easy access are required. Hotel/motel facilities should be within the vicinity. The space should be located in a new or modern office building that projects a professional and aesthetically-pleasing appearance including an attractive front and entranceway. If not a new or modern building, the space offered should be in a building that has undergone first-class restoration or adaptive reuse for office space with modern conveniences. The government agency requires 24-hour, 7-day a week access for employees and clients.
