Description
UNITED STATES GOVERNMENT Seeks to Lease Warehouse Space in FRANCONIA, VA REQUIREMENT: The United States Government (Government) is seeking expressions of interest from potential sources for warehouse and related space in Franconia, VA. The space must yield approximately 26,839 rentable square feet (RSF) of contiguous space with access to 10 reserved parking spaces for use by the Patent and Trademark Office. The ceiling clear height should be at least 20 feet. The Government will relocate from existing space under lease if the economics involved and other factors prove to be favorable. In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Space must be located within the following delineated area: N: Routes 50, 27 and Army Navy Drive W: Pohick Road and Chain Bridge Road S: Route 1 and Pohick Road E: Route 1 The anticipated term is 10 years firm and the lease should be fully serviced (warm-lit shell). The estimated occupancy date is November 27, 2007. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current Federal, State, and local codes requirements including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): * Building name/address * Location of space in the building and date it will be available * One-eighth inch scale drawing of space offered * Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included * Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
