Description
THIS IS A MODIFICATION TO A PREVIOUS POST THAT SERVES TO SLIGHTLY EXTEND DELINEATED AREA. PLEASE NOTE THAT NORTHERN BOUNDARY IS NOW BLANCHARD STREET. REQUIREMENT: The U.S. Government seeks to lease a maximum of 11,500 Rentable Square Feet to yield at least 10,000 ANSI/BOMA area square feet of Class A office space, with minimum 100 lb. floor load, for use by tenant for personnel, furnishings, and equipment. Additionally, secure structured parking must be provided for 22 fleet vehicles. If general public has access to the parking facility and only barrier is security gate, cage and surveillance camera may be required to adequately meet parking security requirement. Space must provide adequate setback, ideally 20 feet, and cannot be adjacent to or directly above public areas. A minimum two-floor separation must exist between offered/occupied space and any public areas, e.g., retail, cafeteria, training room, roof, etc. Adjacency next to stairwells and/or elevators similarly should be avoided. Third floor or higher premises are preferred; however, top floor will not be considered nor will buildings with exposures along freeways. Buildings offered must be of a type generally recognized as contemporary and having fully adequate means of ingress and egress; must meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for disabled access, NFPA fire protection and life safety standards, and ASCE/SEI seismic standards; and must be altered to meet the tenant agency's unique specifications and be fully-serviced. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Space offered must have potential for efficient layout and be ready for occupancy by mid-2008. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. LEASE TERM: Lease term is ten (10) years firm. LOCATION: To facilitate convenient interaction with other agencies, the area of consideration is Seattle's Core Business District, specifically bounded as follows: Blanchard Street to the North Interstate 5 on the East Yesler Street to the South Alaskan Way on the West EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Wednesday, March 21, 2007. Expressions of interest should include building name and address, legal description, 1/8 inch scale drawing of space offered, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent.
