Description
REQUIREMENT: The General Services Administration is seeking to lease 6,500 to 6,700 rentable square feet of contiguous office which must yield 5,650 to 5,800 square feet of usable office space and related space for the Census Bureau in Cincinnati, Ohio together with three (3) on-site reserved parking spaces and 1 parking space per 270 square feet of rental office space within a 3 block radius. The space must be within the delineated area described below. LOCATION: The area in Cincinnati, Ohio must be located within the following boundaries: NORTH BOUNDARY St. Hwy 562 between Reading Rd. (US Hwy. 42) on the east and I-75 freeway on the west. EAST BOUNDARY 1. North from the Ohio River via Roebling Bridge to 3rd Street. 2. West on 3rd Street to Vine Street. 3. North on Vine Street to 8th Street. 4. East on 8th Street to Broadway. 5. North on Broadway to Reading Road (US Hwy. 42). 6. North on Reading Road to St Hwy. 562. SOUTH BOUNDARY Ohio River WEST BOUNDARY I-75 freeway REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be ?Full Service;? all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 15, 2008. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. LEASE TERM: Term is 28 months, 23 months firm.
