Description
The United States Government seeks to lease approximately 13,392 Rentable Square Feet (RSF) yielding 11,643 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of space under one lease for two separate Government agencies that must be co-located, (two blocks of space), in Athens, GA, within the following delineated areas: Starting at the intersection of E. Hancock Ave. and Thomas St., travel North onto Thomas St. to Dougherty St., West onto Dougherty St. to N. Jackson St.; North on N. Jackson St. and West onto Strong St.; South onto College Ave. to Dougherty St.; West on Dougherty to Prince Ave.; continue on Prince Ave. West to Hwy 129 Bypass, Southwest onto Hwy 129 Bypass and East on Oglethorpe Ave. to Prince Ave.; East on Prince Ave. to Milledge Ave. and South onto Milledge Ave.; East onto Hancock Ave. to Thomas St. Block A: Approximately 11,739 RSF yielding 10,207 ABOASF of space. First floor space is desired. A minimum of sixty-five (65) on-site surface parking spaces are required. Enough additional parking must be provided on-site to meet current code requirements. Block B: Approximately 1,653 RSF yielding 1,436 ABOASF of space. Occupancy above street level is desired. Elevator service is required for space above ground level and shall consist of a minimum of two accessible elevators. A minimum of nine (9) on-site surface parking spaces are required. Enough additional parking must be provided on-site to meet current code requirements. The lease term is for ten (10) years, five (5) years firm, with the Government having cancellation privileges after the fifth year and must be fully serviced. The offered spaces must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. A new construction site will require a 20-foot setback from the building to the curb or other boundary. Spaces must be ready for occupancy no later than May 11, 2009. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building?s ownership. Sub-leases are not acceptable.
