Description
REQUIREMENT: The General Services Administration is seeking to lease 6,500-6,700 rentable square feet of contiguous office and related space for the Census Bureau in Rockford, Illinois together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Rockford, Illinois within the following boundaries: NORTH BOUNDARY Elmwood Road to Frontage Rd to Baur Parkway that becomes Harlem Road EAST BOUNDARY Highway 39 SOUTH BOUNDARY Hwy 20 to Montague Road WEST BOUNDARY Hwy 20 to Daisyfield Road to West State to North Springfield Avenue, N. Central Ave that becomes Owen Center Rd. REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be Full Service, all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The building should have a loading dock or have forklift accessibility for deliveries. Space must be ready for occupancy September 1, 2008. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 28 months, 23 months firm.
