Description
This announcement amends the previous announcement #E1820070001 to indicate that the tenant will not be responsible for payment of the real estate broker's fee. The announcement is now as follows: Notice of availability of a Request for Bid on June 29, 2007 in which the National Park Service (NPS) is seeking a resource partner/tenant to lease the John Nelson House located within the Minute Man National Historical Park at 200 North Great Road, Lincoln, Massachusetts, for residential occupancy. The John Nelson House constructed in 1808 is a two-story Adam style brick-end house with painted clapboard siding and low hipped roof house with attached early 19th century 2-story ell. Property includes house, driveway and yard. The term of the lease is at least one year, with a maximum term of up to three years. Occupancy to begin on or about August 1, 2007. Tenant is responsible for payment of utilities, insurance, lawn mowing, and snow removal (see lease). The lessee will be required to pay no less than fair market value rent to the NPS. The fair market value rent (based on last rent received) has been determined to be approximately $31,020 annually, which was payable in equal monthly installments of $2,585 each month. The current fair market value rent may be less according to market conditions. The Request for Bid, including the draft lease, explains the terms and conditions under which the NPS will award the lease. The solicitation, selection and award of the lease will be conducted pursuant to 36 CFR Part 18. All interested persons or their real estate brokers must contact Mrs. Sue Revis, real estate broker, Barrett and Company, Inc., 33 Walden Street, Concord, MA 01742; telephone (978) 369-6453 to view the offered property and obtain a copy of the solicitation. Sealed bids are due to the following address: Superintendent, Minute Man National Historical Park, Bid on Lease of NPS John Nelson House, 174 Liberty Street, Concord, MA 01742, no later than 11:00a.m. on July 30, 2007. A public bid opening will be held at the same address on Monday, July 30, 2007 at 11:00 am. The selection process will continue on a weekly request for bid schedule until a responsive bid has been received. Every Monday, beginning July 30, 2007, a public bid opening will occur as described in section F of the RFB. Responsive bids must be fair market value.
