Description
Description: The United States Government (The Department of Veterans Affairs) is seeking to lease 19,550-19,850 net usable square feet of clinical space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space is preferred to be on one floor and may be existing or a build to suit. The building site must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Among these requirements the building must be set back from all public right of ways, driveways, and parking areas not less than twenty (20) feet on all sides. The property shall include 150 parking spaces adjacent to the building. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Space within or fronting on the following boundaries will be considered: East on I-40 from Route 321 to the point where I-40 crosses over Routes 70/321 (business) Proceed East: on Routes 70/321 Business to Fairgrove Church Road Proceed North: on Fairgrove Church Road to Highland Avenue Proceed West: on Highland Avenue to Main Avenue, then Main Avenue to the intersection of Main Avenue and Route 321. Proceed South: on Route 321 to the intersection of Route 321 and I-40 Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: Fifteen years firm with one (1) five-year option to renew. Availability: Available for occupancy in December 1, 2009 or earlier. Expressions of interest should include: 1. Building name or development site, address, age of building and owner. 2. Total BOMA rentable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans and site drawings which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
