Description
REQUIREMENT: The U.S. Government is seeking to lease 6,500-6,700 rentable square feet of contiguous office/warehouse related space for the Census Bureau in San Diego, California. Space must be located in the delineated area described below within a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Existing buildings as well as build to suit opportunities will be considered. LOCATION: The U.S. government will be evaluating offers within the following delineated area: N Mission Bay Drive intersection with the south shore of the San Diego River, east on the shore to the south bound lanes of Interstate 5, south on I-5 to the intersection of the Camino Del Rio on-ramp to the east bound Interstate 8, to a superseded political boundary just east of Morena Blvd interchange, south on the superseded political boundary to Taylor St, east on Taylor Street to the Presidio Community Park boundary, east of the Presidio Community Park boundary to the Mission Valley cliff face (or escarpment), east along the cliff face to a southerly cliff face that is partially located in Old Trolley Barn Park to the intersection of Adams Av and Florida St, west on Adams Av to Park Blvd, south on Park Blvd to Robinson Av, East on Robinson Av to Indiana St, south on Indiana St to the intersection of Indiana and Myrtle Av, a non-visible feature extension connects this intersection to Upas St, east on Upas St (Balboa Park northern boundary) to 28th St, south on 28th St (eastern boundary of Balboa Park) to Russ Blvd (the southern boundary of Balboa Park), west along Russ Blvd (the southern boundary of Balboa Park) to Caminito Centro, south on Caminito Centro to B St, west on B Street to Interstate 5, south on Interstate 5 to Beardsley St, southwest on Beardsley St to the San Diego Trolley tracks, southeast on the San Diego Trolley tracks to Cesar E Chavez Parkway (Crosby Rd), southwest along Cesar E Chavez Parkway to a feature extension to the shoreline of San Diego Bay, north and west along the shoreline of San Diego Bay to a feature extension from the shoreline of San Diego to the intersection of Laurel St and Harbor Drive, north and east on Laurel Drive to Pacific Hwy, north and west on Pacific Highway to Barnett Av, west on Barnett Av to Midway Dr, northwest on Midway Dr which becomes N Mission Bay Drive north of Interstate 8 to the south shore of the San Diego River. Please call for map of the delineated area. Regularly scheduled public transportation and/or employee parking within one (1) block sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 15, 2008. Three (3) reserved parking spaces are required. A space with a loading dock would be preferred, and first floor space will also be given a preference. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the current requirements for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. All potential sites offered must include site plans with submission. LEASE TERM: Term is 28 months, 25 months firm.
