Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 9,363 Rentable Square Feet yielding 8,122 ANSI/BOMA office area square feet of contiguous office and related space in Framingham, Massachusetts. Space must be situated within Framingham's Central Business District, or the extended area of consideration, specifically delineated by the following boundaries: North: From the intersection of Union Ave and Lexington St in the North, East along Lexington St to Lincoln St in the North. Then Eastward along Lincoln St to intersection with Concord St. Then Southward along Concord St to Frederick St. Then East along Frederick St to Freeman St. Then North along Freeman St to Torrey St connecting Eastward to Grant St. Then North along Grant St to Clinton St. Then East along Clinton St to Bishop St in the East. East: From intersection of Bishop St and Clinton St in the East, South along Bishop St to Howard St. Then West along Howard St to intersection with Grant St in the East. Then Southward, across the railroad tracks, to intersection of Marble St with Waverly St (Rt. 135) in the South. South: From intersection of Marble St and Waverly St, West along Waverly St to South St. Then South along South St to Arlington St. Then Westward along Arlington St to Gordon St. Then North along Gordon St to Hollis St. Then South along Hollis St to Claflin St. Then Westward along Claflin St to Cedar St in the West. West: From intersection of Claflin St and Cedar St in the South, Northward along Cedar St to Waverly St. Then East on Waverly St to Concord St. Then Westward from intersection of Concord St and the railroad line, following the railroad Northward to Pearl St. Then Northward along Pearl St to intersection of Pearl St and Union Ave. Then North along Union Ave returning to Lexington St in the North. The above CBD area is extended northward along each side of Union Ave and Main St to Route 9 (also known as Worcester Rd) to include another area of consideration bordered as follows: East: Route 9 East to intersection of Cochituate Rd then North on Concord St until it intersects with Old Connecticut Path. Follow Old Connecticut Path until it intersects with Speen St. South: Follow Speen St South to intersection of Cochituate Rd and Concord St. West: The area along each side of Cochituate Rd Southwest towards the intersection of Route 9 and Main St. The site should be within a relatively convenient and safe walk to secured parking immediately adjacent to the office for both employee and public parking use. One (1) reserved parking space is required immediately adjacent to the office. The site should be within a safe and convenient walk to coffee shops, restaurants, banks and other retail establishments. The site should be safely accessible by both automobile and public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday). Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy in 2008. Lease term is 10 years, 7 years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
