Description
UNITED STATES GOVERNMENT Seeks Leased Office Space in New Castle County. DE The United States Government seeks to lease office space consisting of approximately 7,150 rentable square feet in New Castle County, DE within the following delineated area: Space must be located within the area bounded by or fronting on the following: Delaware River (Route 295) to I-95. Southwest on I-95 to Delaware/Maryland state line. Delaware/Maryland state line to US-40. East on US 40 to Route 1. South on Route 1 to Route 13 (Dupont Pkwy). Northeast on Route 13 to Hamburg Street. Southeast on Hamburg Street to Delaware River. Northeast at Delaware River to start Route 295/Delaware River. The space is required for 2 years firm commencing August 15, 2008. Fully serviced leases are sought. The space should yield a maximum of 6,497 ANSI/BOMA usable square feet. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): ? Building name/address ? Legal property description, recent survey, and property identification numbers (PIN) ? Location of space in the building and date it will be available ? One-eighth inch scale drawing of space offered ? ANSI/BOMA defined office area/useable square feet (USF) ? Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included ? Common Area Factor used to determine the RSF ? Name, address, telephone number, and email address of authorized contact ? In cases where an agent is representing multiple ownership entities, written acknowledgement, and ? permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Equis Corporation.
