Description
REQUIREMENT: The General Services Administration is seeking to lease 5,900-6,150 rentable square feet of contiguous office and related space for the Census Bureau in San Bernardino, California together with three (3) reserved parking spaces within the delineated area described below. LOCATION: Beginning at the intersection the San Bernardino City boundary and Highland Ave, east on Highland Ave (St Hwy 30) onto State Hwy 30 when it splits off Highland Ave to the intersection with Little Mountain Dr, north on Little Mountain Dr to Kendall Dr, southeast on Kendall Dr to N ?E? Street, south on N ?E? Street to 34th Street, east on 34th Street to Waterman Ave, south on Waterman Ave to State Hwy 30, east on State Hwy 30 to Del Rosa Dr, south on Del Rosa Av (converts to Del Rosa Dr) to 9th Street, west on 9th Street to Tippecanoe Ave, south on Tippecanoe Ave to Harry Sheppard Blvd, west on Harry Sheppard Blvd to 5th Ave, south on 5th Ave to Mill St, east on Mill St to Tippecanoe Ave, south on Tippecanoe Ave to the Santa Ana River, west along the Santa Ana River to Hunts Lane, south on Hunts Lane to the San Bernardino City Boundary, west and north along the San Bernardino City to Highland Ave. REQUIRED: The space must be contiguous and located on the first or ground floor in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use. The building should have a loading dock or have forklift accessibility for deliveries. Space on more then one floor will be considered on a case by case basis. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 15, 2008. Regularly scheduled public transportation and/or employee parking within one (1) block sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 28 months, 25 months firm.
