Description
SPACE REQUIRMENTS: The General Services Administration (GSA), Child Care Center desires to lease approximately 9,452 rentable square feet of contiguous office and related space yielding a minimum of 8,220 and a maximum of 8,631 ANSI/BOMA Office Area (previously usable) square feet. The space must be in either an office, flex, multi-use or free-standing building in a section of the city that is professional in appearance, well-maintained & with access to public transportation. The offered building should include the ability to provide a combination of office, general storage, classroom & an outdoor play area. Offered space must meet the Federal Government?s standards for fire safety, be capable of being fully accessible to the physically challenged, meet OSHA requirements, must be seismic compliant and outside a 100-year floodplain. The lease must also provide a minimum of four (4) reserved parking spaces, as well as an area that could be used as a pick-up and drop-off zone. TENANT: General Services Administration DELINEATED AREA: The space must be located within the San Diego, CA, Central Business District (CBD) and within the area of the following boundaries: West: N. Harbor Dr., North: Ash St. East: 8th Ave. South: Market St. TERM: The lease will be for ten (10) years, five (5) years firm. EXPRESSIONS OF INTEREST: In all correspondence, please refer to Solicitation for Offers Number 5CA0779 and include the following: 1) Contact information (Name, address, email and phone number) for owner or authorized agent. 2) Building name, address & legal description. 3) 1/8 inch scale drawing of space offered 4) Rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rental square feet(Common Area Factor) 5) Any information regarding topography or other influences unique to the site that may affect the layout of the proposed space 6) Incentives and inducements such as tenant improvement allowances, lessor provided improvements, parking, etc.
