Description
U.S. GOVERNMENT SEEKS SOURCES FOR LEASING OFFICE SPACE PAWHUSKA, OKLAHOMA Project No. 7OK2003 Summary Requirement: The General Services Administration (GSA) is seeking expressions of interest from potential sources to lease approximately 17,125 ANSI/BOMA rentable square feet of office and related space yielding a minimum of 14,320 ANSI/BOMA usable square feet of either build to - suit or existing modern office space. Space Needs: Bureau of Indian Affairs (BIA) approximately 13,790 rentable square feet of office and related space yielding a minimum of 11,420 usable square feet to house personnel, furnishings, and equipment, together with adequate outside / surface parking to accommodate 62 BIA employees and visitors. In addition, an enclosed garage / storage area to accommodate up to 18 vehicles as well as a ware yard to accommodate four trailers and six all terrain vehicles. Office of the Special Trustee for American Indians (OSTAI) approximately 3,335 rentable square feet of office and related space yielding a minimum of 2,900 usable square feet to house personnel, furnishings, and equipment, together with adequate outside / surface parking to accommodate 12. Building Requirement: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. Space shall not be located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. A setback of 50 feet is required when new construction is proposed. The requested space must be fully serviced, and in a building capable of being altered to meet the Governments needs and security requirements as well as the Federal Governments requirements for fire and life safety and handicap accessibility. Unique Requirements: Office space must be contiguous and on one level without being split by a public corridor. Space must have the potential for efficient layout. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space, irregularly shaped space configurations or other unusual building features adversely affecting usage. Location / Delineated Area: The building offered must be located in the city of Pawhuska, OK or surrounding locations/cities within the Osage Nation. Lease Term: The term is for ten (10) years, five (5) years firm and should be fully serviced. Expressions of Interest Should Include the Following: 1. Building name and address or for unimproved sites, provide specific location. 2. One-eighth scale drawing of space offered or for unimproved sites, provide site plan and location map. 3. Rentable square feet and rate per rentable square foot. 4. Confirm BOMA method of measurement, usable yield for available space by floor and building common area factor. 5. Name, address and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building ownership. Authorized Contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
