Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN CORPUS CHRISTI, TX REQUIREMENT: General Services Administration is interested in leasing a total of 161,000 rentable square feet of space consisting of: 51,750 rentable square feet of office space, which will yield 45,000 ANSI/BOMA occupiable square feet; and 109,250 rentable square feet of aircraft hangar space, which will yield 95,000 ANSI/BOMA occupiable square feet. The aircraft hangar and office space will be two (2) separate facilities. LEASE TERM: 20 years, 15 years firm term. UNIQUE REQUIREMENTS: The Government will enter into an assignable ground lease for a site of approximately 11 acres located at the Corpus Christi International Airport. The Government will be leasing the facilities; therefore proposing offerors should note this is a no cost assignable ground lease from the Government and the ground lease will be assigned to the successful Offeror who will lease the site. Occupancy is required April 6, 2010. The Government requires a fully serviced lease. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The project must meet Unified Facilities Criteria 4-010-01 for DOD Minimum Antiterrorism Standards for Buildings. The offered space must also meet Government requirements for Fire and Life Safety and Handicapped Accessibility. The office space shall achieve at a minimum the Leadership in Energy and Environmental Design (LEED) Silver designation as scored by the US Green Building Council, LEED version 2.2 standard. The office space will include space for administrative, command, supply and medical offices; galley with mess deck, computer/server rooms; armory, training room; testing center; command communications center and storage. The office space requires 240 surface parking spaces. The aircraft hangar space will house three (3) fixed wing and three (3) rotary wing aircraft allowing 24/7 SAR operations. The hanger should meet all DOD/FAA aviation standards and requirements as well as all National Fire Codes and NEPA requirements. The hangar space will include air operation offices, aircrew lounge, gym, locker rooms maintenance control, GSE shop, avionics shop, engine shop, engineering offices, duty rooms, flight planning requirements area, hanger deluge system, hangar deck electrical requirements, aircraft wash rack, aircraft fueling, aviation paint booth, emergency generator, miscellaneous storage, and 6 inside parking spaces. LOCATION: The site is located at the Corpus Christi International Airport, containing approximately 11 acres of land.
