- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE, GALLATIN, TENNESSEE Project No. 6TN0058 (revised) The United States Government seeks to lease Office space consisting of approximately 8,487 rentable square feet in Gallatin, Tennessee. The space should yield 7,380 ANSI/BOMA office area square feet. The proposed space must be located within the following delineated area: The City limits of Gallatin, Tennessee. Space shall be located outside of 100 year flood zone and should not be located within the immediate vicinity of railroad tracks. The proposed lease is for ten (10) years, five (5) years firm, with cancellation rights for the Government. Space must be ready for occupancy no later than December 1, 2008. All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental consideration. A minimum of 42 on-site parking spaces should be available, adjacent to the offered building. Public transportation, if available, must be within 2 blocks of the offered space. The offered space must meet Government requirements, including but not limited to Fire and Safety, Handicapped Accessibility, and Security. Offered space must be on one level, contiguous, and shall not exceed the length to width ratio of 2 to 1. An offer of new construction will require a 20-foot set back from the building to the curb or other property boundary. Proposals from brokers or agents should be accompanied by evidence of their authorization to represent the ownership. Expressions of interest should include building names and address, or if new construction, the site location. Sub-leases are not acceptable.
