Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN IRVING, TEXAS (SFO #7TX2097) REQUIREMENT: The General Services Administration is interested in leasing approximately 14,575 rentable square feet, which will yield 12,674 ANSI/BOMA office area square feet of office space. Existing buildings and lease construction will be considered. The building and parking areas should have the potential of expanding by up to 20% at a future date. The space will be occupied by Department of Homeland Security, Customs and Border Protection. LEASE TERM: 15 years; 5 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous and located on one level without being split by a corridor, and located on the ground floor. Space must have potential for an efficient layout. New construction will require up to a 20-foot setback from any vehicular traffic including visitor or non-secured parking. Space should be located in a professional office setting. Space shall not be located within close proximity to residential areas, schools, parks or churches. The Government requires a fully serviced lease including a total of 61 onsite secured parking spaces including 4 covered parking spaces and 57 outdoor surface parking spaces. The parking requirements stated above are in addition to onsite visitor parking. DHS CBP requires a sally port with access directly into the leased premises. The Government shall have the right to install up to a 100? antenna on the site. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Space must be fully handicapped accessible. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Highway 114 EAST: MacArthur Boulevard SOUTH: Highway 183 WEST: International Parkway (DFW Airport) EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
