Description
Requirement: The General Services Administration is seeking to lease prestigious contiguous Class A office space consisting of a minimum of 14,144 rentable square feet in the Houston Area. Rentable space must yield a minimum of 11,375 ANSI/BOMA Office Area square feet and a maximum of 14,144 ANSI/BOMA Office Area square feet. In addition, the Government requires 36 parking spaces, 12 of which would be covered and as close to the main entrance as possible. The Office of Inspector General (OIG) is established to ensure independent and objective audits, inspections, and investigations of the operations of the Department of Homeland Security (DHS). The Government requires unrestricted 24/7 access to the office and parking spaces. The space must have 24 hour security system. Offered space must not be on the ground floor. Space must be fully serviced and be altered to meet the Federal Government's requirements for fire and life safety and handicap accessibility as well as specific build out of tenant spaces to the Government's specifications. Uses include general office space, secured storage, weapons storage, and information technology/communications room. Daytime cleaning is required. The delineated area for this requirement is bounded to the east by Shepherd Ave, going south from 34th Street to I-10, turning east on I-10 to Sawyer Street, south on Sawyer Street to Memorial Drive, east on Memorial to Sabine Street, south on Sabine to the Allen Parkway, west on the Allen Parkway to Montrose Ave., and finally south on Montrose to Highway 59. The southern boundary is Hwy 59 to Hillcroft (which turns into Voss). The quadrant is bounded to the west by Voss and Bingle Roads (Voss - south of I-10, Bingle north of I-10), and to the north by Hwy 290 (western side) and 34th Street (eastern side, from Hwy 290 to Shepherd Ave.). Both sides (within a block) of these thoroughfares are included in the delineated area. Occupancy: Space must be ready for occupancy no later than December 31, 2007. Lease Term: The rental term shall be for 15 years, 10 years firm. Owners, brokers or agents may offer space or sites for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building or property offered.
