- U.S. GOVERNMENT WANTS TO LEASE SPACE IN ST. PAUL, MINNESOTA (SFO #GS-05B-17663) REQUIREMENT: General Services Administration is interested in leasing 11,214 rentable square feet of office, warehouse and related space, which will yield a minimum of 9,752 ANSI/BOMA occupiable square feet. LEASE TERM: 10 years, 5 years firm term. UNIQUE REQUIREMENTS: The space will be comprised of 5,852 usable square feet of office space and 3,900 usable square feet of warehouse, storage, and inside vehicle parking area. Offered space must be contiguous. A single story structure is preferred, however, a two-story building can be considered if the Government occupies both floors and no other tenants will occupy space above or below the proposed space. The warehouse area requires a minimum clear height of 15 feet with column spacing no less than 25 feet. A minimum of one (1) 14 foot high by 12 foot wide electronically operated overhead coiling garage door with grade level or ramp access is required. The Government requires a fully serviced lease including: 8 outside parking spaces, 3 outside secure exterior spaces, and 5 interior parking spaces in the warehouse area. The exterior secure parking area will require an 8 foot chain link fence with barbed-wire. The building must not be located near churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformers, farms, night clubs, bars and airport radar dishes and aircraft flight paths. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate compliance with all current Federal/GSA/PBS, State, and local codes including but not limited to regulations for fire and life safety, ADA accessibility, OSHA, and seismic protection. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located in an area bounded by the streets shown below. NORTH: Highway 242 which turns into Highway 14 SOUTH: Highway 494 EAST: Highway 61 to Highway 694 which turns into Highway 494 WEST: Highway 169 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
