Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT REQUIREMENT: The General Services Administration is seeking to negotiate a superseding lease for approximately 73,000 BOMA rentable space along with 29 inside reserved parking spaces on behalf of the Executive Office of Immigration Review (EOIR) located at 606 S. Olive Street, in Los Angeles, California. The rentable space must yield at least 61,975 usable square feet for use by the agency personnel, furnishings and equipment. Floor plans must have potential for efficient space layout. The current lease expires in October 2009; the superseding lease will incorporate the remaining 2 years plus an additional three (3) years. GSA will consider other buildings that can provide the total requirement, meet the criteria within this announcement and can prove overall cost effectiveness when considering relocation costs of furniture, communications (voice and data), and tenant improvements. Public transportation and parking for the general public must be within three (3) blocks of the building. In order to evaluate the total costs to the Government, competing buildings should include an improvement allowance of $37.75 per usable sq. foot for duplicating the office space and $80 per usable sq. foot for constructing 32 courtrooms for EOIR; each courtroom measures about 600 sq. feet. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. A variety of inexpensive and moderately priced fast food and/or eat-in restaurants must be located within three blocks as well as other amenities such as retail shops, cleaners, banks, etc. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office having adequate means of ingress and egress; must fully meet the accessibility requirements of the Architectural Barriers Act Accessibility Standard (ABAAS); must be altered or constructed to meet the government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new or existing construction based on the current edition of the Uniform Building Code and FEMA 310 (call 800-480-2520 for a copy of the publication). The buildings offered must not contain sprayed-on fireproofing or acoustical treatment containing asbestos. LOCATION: Offered properties must be located within the following delineated area of Los Angeles, California: North: 3rd Street South: Olympic Boulevard East: Broadway West: 110 Freeway LEASE TERM: Five (5) years firm Expressions of interest should include the following information: 1. Building name and address 2. Rentable square feet and rate per square foot 3. Method of measurement used to determine rentable square feet 4. Common area factor(s) for available space by floor, if applicable 5. Evidence of ownership, legal description, zoning, flood plain data, and pictures of the building 6. It is preferred that offers be submitted by the building owners or authorized agents of the owners with the evidence of authority to act in this capacity.
