Description
The United States Government seeks to lease office and warehouse space of approximately 78,780 Rentable Square Feet (RSF) yielding 70,959 ANSI/BOMA Office Area Square Feet (OASF) in Florence, KY, within the city limits of Florence, KY. The warehouse space will be approximate 18,813 USF of the 70,959 USF requirement. The warehouse space must have twenty two (22) foot high ceilings. The proposed lease term is for ten (10) years, five (5) years firm and must be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located on an attractively landscaped site containing one or more modern office buildings that are professional in appearance with the surrounding development well-maintained and in consonance with a professional image. A build to suit site will be considered with the same requirements. All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. All utilities, electrical transformers, gas meters, etc., shall be protected. The building must have daytime cleaning services. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Building must have Shatter Resistant Window Film (SRWF) with a minimum of 7-mil fragment retention on all first-floor windows, door glass, and second-floor windows less than 18 feet from the ground. There must be building roof space for a radio antenna. The antenna shall be provided by the Government and installed by the lessor. All exterior access to the roof shall be secured to prevent unauthorized access to the roof. In office space, computer rooms must have additional HVAC and electrical power needs with a backup generator to accommodate their equipment. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building?s ownership. Sub-leases are not acceptable.
