Description
DESCRIPTION U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 2,456 RSF (YIELDING AT LEAST 2,136 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety plus handicapped access in accordance with ADA and UFAS guidelines. Space shall be located on the second floor or higher within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The lease shall require public transportation within 2 blocks. Space shall be ready for occupancy no later than July 1st, 2007. LEASE TERM: Ten (10) Years with cancellation rights after seven (7) years. DELINEATED AREA: NORTH ? Bridge Street SOUTH ? Hanover Street EAST ? Chestnut Street WEST ? Plaza Drive EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN DECEMBER 8, 2006 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Number of parking spaces available on the premises. 8) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
