Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 6,401 ANSI/BOMA Office Area Square Feet of contiguous office and related space in Cullman, Alabama. The delineated area is bounded as follows: NORTH: Junction of I-65 and Highway 157 to Childhaven Road/Main Avenue to 8th Street. EAST: 3rd Avenue to Elizabeth Street to 5th Avenue to 1st Street to 6th Avenue to 4th Street to 4th Avenue to 5th Street to 3rd Avenue to 7th Street to Highway 31/2nd Avenue. SOUTH: Swafford Road SW WEST: Main Avenue to Logan Street to Morgan Avenue to 4th Street to I-65 to junction of Highway 157 and I-65. Thirty-eight (38) surface parking spaces are required at no cost, or within reasonable commercial rates, for visitors and employees within a two-block radius of the office. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 6:00 PM, Monday through Friday) with access available beyond normal business hours. Public transportation must be within two blocks of the space. Street level, contiguous (same-floor) space is preferred, must meet the Federal Government's standards for fire safety, and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before December 31, 2007. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, October 6, 2006.
