Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 11,364 rentable square feet yielding 9,882 ANSI/BOMA office area square feet of contiguous office and related space in Washington, Pennsylvania. First floor space is preferred. This is not a request for competitive proposals. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. The delineated area is located in the City of Washington Central Business District and is bounded as follows: North: Routes 70 & 79 East: Route 79 South: Ridgewood Drive to Franklin Farms Road to Route 18 to Main Street to Maiden Street to Route 19 & 40 West: Route 70 Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible, within two blocks, by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Space must meet the Federal Government's standards for fire safety and fully ADA accessible. Secure office space and facilities in an office building, fully serviced, and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Lease term is ten (10) years, five (5) years firm. If new construction is offered, a 50' set-back is required from all roads and streets. This requirement applies to "all sides" of the building. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, December 16, 2005. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner’s name and address and written statement from owner that the offeror has legal authority to provide information on the property.
