Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 13,800 rentable square feet yielding 12,000 ANSI/BOMA office area square feet of contiguous office and related space in Roanoke, Virginia. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. The delineated area is the Central Business District for the City of Roanoke, VA. Secure parking is required with a minimum of twenty-two (22) reserved, structured spaces to be included in the lease. The property can not be located near residential housing, schools, or day-care facilities. Space must meet the Federal Government's standards for fire safety and fully ADA accessible. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. New construction and subleases will not be considered. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, February 28, 2006. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner's name and address and written statement from owner that the offeror has legal authority to provide information on the property. This is neither a solicitation for offers nor a request for proposals. The Government will not pay for any costs incurred as a result of this ad.
