Description
THIS NOTICE MODIFIES SOLICITATION NUMBERS #6FL0147 and #6FL0147-A RUN 4/18/ 2006 and 1/19/2007. THIS NOTICE MODIFIES THE SETBACK RESTRICTIONS. . U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 32,575 RSF (28,326 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE WEST PALM BEACH AREA AS DESCRIBED BELOW. Only new construction will be considered. First floor space is required for the entire square footage. Space must be located within the delineated area shown below: NORTH: Palm Beach County Line SOUTH: Forest Hill Blvd (Rt 882)/Southshore Blvd/Green Briar Blvd EAST: Atlantic Ocean WEST: Flying Cow Rd to Rt 441 (Southern Blvd) to Seminole Pratt Whitney Rd. to Rt 809A (Northlake Blvd) to Rt 710 (Bee Line Hwy) to Rt 711 (Pratt Whitney Rd). Three on-site covered parking spaces are required. On-site parking must meet/or exceed local code. At least 200 parking spaces must be commercially available on-site or within a 1/8 mile radius of the building for employees and visitors. The location should be accessible by public transportation. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be setback 20 feet on all sides from roads and public parking and be capable of meeting the Government's security requirements. Residential, industrial, educational facilities, childcare, and similar uses must be located more than 350 feet from the exterior walls of the building to be constructed. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. To submit a location for inspection, please forward information by 5:00 PM EDT, May 7, 2007.
