WOODSTOCK JOB CORPS CENTER SCOPE OF WORK ROOF LEAK AND INTERIOR WALL REPAIRS Woodstock Job Corps Center On-site services Adams and Associates, Inc., contracting for the Department of Labor, for the operation of the Woodstock Job Corps Center, a 505-student residential training facility located at 10900 Old Court Road, Woodstock, Maryland 21163. We are currently soliciting request for written quotes for the following on-site Services. The intent of this scope of work is to provide construction services to repair leaks on the rubber membrane cornice in several location on the Main Building and to repair deteriorated plaster walls on the interior that were cause from these leaks. 1.1 Scope of Work: A: This project consists of but not limited to the repair of the rubber membrane cornice and plaster walls repairs. B: The contractor shall furnish all labor, materials, equipment and services necessary to complete the project in its entirety according to this scope of work. 1.2 Location: A: The project is located at the Woodstock Job Corps Center at 10900 Old Court Rd, Woodstock Md 21163. 1.3 Site Visitations: A: The contractor shall visit the site and familiarize himself with the conditions under which the work will be performed. No allowance will be made for any error on the contractors part for failure to take into account any conditions or circumstances existing at the site which might affect the contemplated work. The fact that a bid is submitted will be taken as evidence that the contractor has full knowledge of the extent and character of the contemplated work and the problems to be encountered in performing same. 1.4 Regulations: A: All work under this contract shall conform with applicable sections on general specifications for design of Roofing Systems of the State of Maryland and any other State of Maryland Building Codes. B: The contractor shall perform this project in phases. Phase one repair the rubber membrane cornice. Phase two repair the deteriorated plaster walls. 1.5 Phase One: A: The contractor shall locate and verify the leaks in the rubber membrane at several locations on the main Building. B: The contractor shall replace or repair the rubber membrane and or the back flashing. ( The membrane shall have the same MIL as existing). C: The contractor shall perform work in accordance with the printed requirements of the membrane manufacturer specification. D: Materials used on this project, including membranes, primers, mastics, adhesives and sealants shall be fully compatible and shall be sourced from one manufacturer. E: The contractor shall verify the leaks have been repaired before going to phase two. 1.6 Phase Two: A: The contractor shall remove the deteriorated plaster to a depth to where all the water damage has been removed. B: The contractor shall ensure that all moisture has had time to dry out before applying new base coat. C: The contractor shall apply base coat using Structo-Lite Pre-Mixed Perlited Gypsum Plaster. D: The contractor shall use corner and stop beads around all windows and door openings. E: The contractor shall apply a finish coat white finish plaster over the base coat. F: The contractor shall prime and paint ( 2 coats ) of latex semi gloss paint to match existing. 1.7 Demolition/Removal: A: The contractor shall verify location and extent of demolition required to accomplish the work. B: Construction debris must be removed from the site and construction area must be secured to the centers satisfaction at the end of each workday. 1.8 Rules: A: The contractor shall at all times abide by the centers rules and regulations. B: The contractor must meet the Davis Bacon Act Wage requirements. 1.9 Warranty: A: All materials, services and labor shall be warranted free for a period of one year. 1.10 Bid Requirement: A: The contractor shall submit their bid in a Labor cost and Material cost format: Please note that a walk-through will be conducted on Thursday, April 26, 2007,@ 10:00 am.
