Description
The United States Government seeks to lease approximately 6,300 rentable square feet of office and related space, yielding between 5,238 and 5,500 ANSI/BOMA Office Area (previously usable) square feet in Grand Rapids, MI. The building must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. UNIQUE REQUIREMENTS: The offered space must be located on the second floor or higher. Contiguous space on one (1) floor is preferred; however, the offered space may be located in two (2) non-contiguous blocks consisting of the main office area and the conference room. The conference room may be located on the ground floor, subject to the approval of the tenant agency. One inside designated parking space is required. Enough additional parking must be provided on-site to at least meet current local code requirements; public transportation should be available within one block. The proposed lease is for 10 years, 5 years firm and should be fully serviced. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. DELINEATED AREA: The offered space shall be located within three (3) blocks of the U.S. Bankruptcy Court (located at One Division Avenue North, Grand Rapids, MI 49503) and more specifically defined by the following boundaries: North: Lyon Street NW and Lyon Street NE between Ottawa Avenue NW and Ransom Avenue NE South: Weston Street SE to Weston Street SW to West Fulton Street ending at Ottawa Avenue NW East: Ransom Avenue NE to Ransom Avenue SE to Jefferson Avenue SE ending at Weston Street SE West: Ottawa Avenue NW to Lyon Street NW Expressions of interest should include the following: 1. Building name and address or, for unimproved sites, the specific location. 2. One-eighth scale drawing of space offered or, for unimproved sites, a site plan and location map. 3. ANSI/BOMA Office Area yield for available space by floor, and building common area factor. 4. Name, address, telephone number and email address of individual to be contacted. 5. ANSI/BOMA defined office area/useable square feet (USF). 6. Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. 7. Common Area Factor used to determine the RSF. Brokers and agents may represent prospective landlords, but any property submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent that building's ownership. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Jones Lang LaSalle Americas, Inc.
