- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 8,440 RENTABLE SQUARE FEET OF OFFICE SPACE IN SAN DIEGO, CA REQUIREMENT: The United States Government is interested in leasing approximately 8,440 rentable square feet of alternative office and related space in San Diego, within the following delineated area: North ? Broadway South ? ?G? Street East ? First Street West ? India The space must yield a minimum of 8,018 to 8,862 ANSI/BOMA (?Useable?) square feet of contiguous space. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The estimated occupancy date is July 10, 2007. The Government also requires 2 parking spaces. The US Government?s existing lease in San Diego is expiring and the Government is considering if it would be economically advantageous for the Government to relocate. In addition to the rental costs the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, seismic protection, and not located in a 100 year flood plain. Offers for new construction will require the building to be set back from the street. Building must be free of asbestos, meet current fire/life codes, Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant.
