UNITED STATES GOVERNMENT Seeks Leased Office Space Dalton, Georgia The United States Government seeks to lease office space of approximately 9,216 Rentable Square Feet (RSF) yielding 8,014 ANSI/BOMA Office Area Square Feet (OASF) in Dalton, GA, within the following delineated area: North: From intersection of Shugart Road and bypass, east on bypass to Underwood Road. South: From intersection of Glenwood Ave. and Walnut Ave., west on Walnut to Holiday Drive. East: From intersection of bypass and Underwood Road, southwest on Underwood to N. Spencer Street, south on N. Spencer to E. Hawthorne St; west on E. Hawthorne to Glenwood Avenue; south on Glenwood to Walnut Avenue., West: From intersection of Walnut Ave and Holiday Drive, north on Holiday becoming College Drive; continue north on College Drive, Southeast onto Tibbs Road, and north onto Shugart Road. The proposed lease term is for ten (10) years, five (5) years firm and must be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located on an attractively landscaped site containing one or more modern office buildings that are professional in appearance with the surrounding development well-maintained and in consonance with a professional image. A build to suit site will be considered with the same requirements. Preference is to occupy contiguous space on the first floor. A minimum of 40 surface parking spaces must be located within a 2 block radius. The overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. Space must be ready for occupancy no later than August 28, 2008. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
