Description
General Services Administration (GSA) Lease No. LCO13671 provides 33,405 rentable square feet of contiguous office and five (5) reserved parking spaces for Government vehicles. GSA is interested in considering alternative space if relocation is economically advantageous to the Government. The agency will require an additional 4,000 rentable square feet for a total of approximately 37,405 rentable square feet. In making such a determination, GSA will consider cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. Of particular importance is space configuration to support a sophisticated IT infrastructure. Proximity to employee services, such as moderately priced restaurants, banks, public transportation, and a fitness center, as well as hotel accommodations for visitors is also necessary. Other factors impacting the Government?s rights under a prospective lease, such as the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term, will also bear. Space must be located in Lakewood, Colorado and within these boundaries: North-Highway 285; South-West Mansfield Avenue, East-S. Pierce St.; and West-Wadsworth Blvd. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Space must be ready for occupancy on July 1, 2007 or sooner. A lease term of 10 years with a firm term of 5 years is sought. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, one-eighth inch scale drawing of space offered, and contact information for owner or authorized agent.
