Description
REQUIREMENT: The United States Government seeks to lease approximately 19,477 rentable square feet of office and related use space. Space must yield 16,937 ANSI/BOMA office area square feet (ABOASF) of space available for use by the tenant for personnel, furnishings, and equipment. Space must be ready for occupancy on or before February 16, 2008. Subleases are not acceptable. DELINEATED AREA: The space will be located within city of Jersey City, New Jersey and is bounded as follows: North: Pulaski Skyway to Hoboken Avenue East: Hudson River South: Conrail Tracks to Audrey Zapp Drive West: Hackensack River REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. First floor, single floor, contiguous space is preferred. Space on not more than two contiguous floors will be considered with approximately 85% of the total space located on one floor. Space above ground level must be serviced by at least two elevators, one of which may serve as a freight elevator. Basement or below grade space is not acceptable. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
