Description
Summary Requirement: The General Services Administration is seeking to lease approximately 6,245 rentable square feet of space yielding approximately 5,445 ANSI/BOMA Office Area (previously Usable) for the U.S. National Oceanic and Atmospheric Administration (NOAA) to house personnel, furnishings, and equipment, together with adequate parking including nine (9) reserved spaces. The space must also provide for a laboratory work space with sturdy lab bench tops coated with an acid-resistant material, contiuous flow fume exhaust hoods with venting roof penetration or along the building exterior, electrical raceway outlets along the length of each benchtop, 3-4 foot wide sinks with hot and cold water and associated stainless steel countertops, vinyl floors, overhead lighting that parallels all lab benchtops, modular cabinetry underneath all lab benchtops, floor drain in each large lab, wall mounted glass cabinets and shelving, computer network ports and phones, vibration free platforms, and a large ground floor lab with open floor space for freezers and other free standing equipment. GSA currently has a lease that is expiring and is interested in considering alternative space if relocation is economically advantageous to the Government. In making such a determination, GSA will consider cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. Building Requirement: The General Services Administration will use the Quality Solicitation for Offers to satisfy this requirement in a office building that is professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Architectural Barriers Act Accessibility Standard (ABAAS). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. An award of contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Location / Delineated Area: North: Koolau Range South: Kamehameha Highway East: Middle Street West: Kaneohe Street Lease term: The term is for six (6) years, four (4) years firm. Occupancy Date: Occupancy is planned for no later than October 1, 2007. Expressions of interest should include the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
