Description
REQUIREMENT: The United States Government seeks to lease approximately 3,600 ANSI/BOMA office area square feet (ABOASF) of office and related use space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. If an existing office building, the space must be located on the second (2nd) floor or above. If new construction, the building must have a 50 foot setback. Any building offered must have a central sprinkler system. Subleases are not acceptable. The space should not be located in the 100 year flood plain. DELINEATED AREA: The space will be located within the City of Homestead and is bounded as follows: North: Kings Highway (304 Street) South: Lucy Street (328 Street) East: South Dixie Highway (US 1) West: Redland Road (187 Street) REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Five (5) on-site, reserved parking spaces are required or at the ratio required per local code, whichever is greater. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years for existing buildings and 15 years, 10 years firm, with the Government having cancellation privileges after 10 years for new construction.
