Description
THE U. S. CUSTOMS AND BORDER PROTECTION Is Interested in Leasing a Build-to-Suit, Aircraft Hangar and Flight Preparation/Maintenance Support Space in Grand Forks, North Dakota. Requirements are for approximately 59,469 square feet of rentable space consisting of approximately 30,852 square feet of aircraft hangar, 20,771 square feet support space, 7,846 square feet of flight preparation/maintenance and other support space, 40,000 square feet of aircraft ramp space, and parking for 109 vehicles. The building offered must be of permanent construction. The premises must be located on or immediately adjacent to, and with unencumbered access to, the Grand Forks International Airport. Lease premises requirements shall include access to a minimum 6,000-foot long, hard-surfaced/lighted runway with instrument approach. The airfield must be open to support 24/7 operations. Available services must include 24 hour emergency fire and crash response, snow removal, air traffic control for takeoffs and landings, immediate access to the runway for takeoffs, 24 hour security, and limited/controlled access to the leased premises, including the aircraft ramp area. An EPA approved washrack is required, preferably available as part of the leased premises; or existent on the airport property and available for use by the tenant operation. Services: All services and utilities may be included as part of the rental consideration. Term: Seeking a twenty (20) year lease, with ten (10) years firm term, with two (2) five (5) year options. Occupancy is required no later than September 30, 2009. Interested parties should submit information concerning their properties in writing no later than March 16, 2007, and should include the following information: 1) Building name and address, and location of space in the building. 2) Legal description. 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet. 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to determine the Rentable Square Feet. 7) Name, address, telephone number, and email address or individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
