Description
REQUIREMENT: The US Government is seeking to lease approximately 16,675 Rentable Square Feet to yield no less than 15,725 ANSI/BOMA area square feet of contiguous light industrial and related office space in New Haven for use by tenant for personnel, furnishings, and equipment. Space must provide for approximately 4,500 square feet of office space. The remaining square feet will be configured as warehouse/workshop space to perform automotive and radio maintenance, as well as inside parking for several larger vehicles. A single-story building located on a secure site, with minimum 50-foot stand-off distance from property line to building facade is standard for new construction. A 20-foot setback is the minimum for an existing building. Below grade or basement space will not be considered. Should an offeror propose to satisfy the requirement through construction of a new building, or addition to an existing building, the offeror shall be responsible for disclosure and remediation of any environmental hazards or liabilities, as well as strict compliance with all NEPA requirements. Outside parking is required for 15 vehicles. Award of contract will not be made for a property located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of a type generally recognized as contemporary and having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered and/or constructed to meet the tenant agency's unique specifications, and must be fully-serviced. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Space offered must have potential for efficient layout and be ready for occupancy by mid-2008. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases will not be considered. LEASE TERM: Lease term is ten (10) years firm. LOCATION: Offered space must be located no more than one mile from I-91 or I-95. Additionally, offered space must be within a five-mile radius of 600 State Street. The three areas of consideration are defined as follows: (map downloaded separately as reference) AREA 1: East to intersection of Route 80/Route 100 (East Haven); West to Dixwell Avenue and Putnam Avenue (Hamden); North to intersection of Route 15 and Dixwell Avenue (North Haven); and, South to intersection of Chapel Street and Ferry Street (New Haven) AREA 2: East to intersection of Route 1 and Cherry Hill Road (Branford); West to intersection of I-95 and Ella T. Grasso Boulevard (New Haven); North to intersection of Chapel Street and Ferry Street (New Haven); and, South to intersection of Route 142 at Dodge Avenue (East Haven) AREA 3: East to East Street (New Haven); West to intersection of Route 114/Route 1 (Orange); North to intersection of Route 34 and Ella T. Grasso Boulevard; and, South to intersection of Jones Hill Road and Ocean Avenue (West Haven) EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EST, Tuesday, February 27, 2007.
