- The United States Government currently occupies office and related space in a building under lease in Arlington, Virginia, that will be expiring. The Government is seeking to lease approximately 9,729 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 8,785 contiguous ANSI/BOMA Office area square feet. The lease term requirement is for a firm 5 years. The space must be available for occupancy by February 14, 2007. The delineated area is the submarket of Rosslyn, Virginia. Other requirements applicable to this requirement include: Must have ready access to the Metro rail within a 2 block walk. Must be no further away from the Pentagon than 10 miles. The Metro stops should be no further than Ballston Metro on the east and Springfield Metro on the south side of the Potomac River. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government?s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. No award of a contract will be made based solely upon proposals received in response to this notice. Expressions of interest should include the following concerning one?s properties and be submitted to the address below within ten (10) business days from the date of this advertisement: 1. Building name and address 2. Method of Measuring used to determine square feet (including Common area factor) 3. Rental rate for a fully serviced lease 4. Propose an operating base to be included in rental rate 5. Identify any Tenant Improvement allowances 6. Identify any additional incentives 7. Name, address, and phone number of contact person 8. Evidence of authority to represent the owner
