Description
The U.S. Government currently occupies 7,600 rentable sq. ft. of office and related use space in the Airport Business Center at 6130 NE 78th Court, Portland, OR, under a soon to expire lease. Unless it is economically advantageous to relocate, the U .S. Army Corps of Engineers plans to negotiate a succeeding lease at this location for 7,600 rentable sq. ft. based on economic, mission, and other factors. The Government will relocate only if considerations of economic and other factors are supportive. In addition to rental costs, consideration factors include tenant improvement costs, moving costs, cost to relocate or replace communications, and agency special requirements. Location: Space must be located within the city limits of Portland, Oregon, and within the following delineated area, North-- NE Marine Drive South-- NE Columbia Boulevard/NE Sandy Boulevard West -- NE 33rd Drive East -- NE 162nd Avenue Condition: The building, grounds, streets, and public sidewalks must be well maintained. Space: The space should be contiguous and provide approximately 7,600 rentable sq. ft with not less than 7,200 usable sq. ft (per ANSI/BOMA). The Government requires a minimum of eleven (11) reserved parking spaces in close proximity to the office plus 25 additional spaces on-site. Occupancy: Space must be ready for occupancy not later than May 1, 2007. Term: Lease term will be for 5 years and three, 5-year options. Required: All services, supplies, utilities, on-site parking, partitioning, and required tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety, Handicapped Accessibi lity, and Seismic Safety. Submission: If you desire to submit a location for inspection, please provide information NOT LATER THAN February 16, 2007. Expressions of interest should include: (1) building name and address; (2) location of space in the building and date it will be av ailable; (3) rentable square feet and rentable rate per square foot (specifying services and utilities included); (4) common area factor(s) used to determine rentable square; and name, address, telephone number, and email address of authorized contact. Re sponses by other than the owner or manager of a property must include written authority to represent ownership.
