Description
The United States Government seeks to lease approximately 4,087.1 Rentable Square Feet (RSF) of office and related space to yield 3,554 Usable Square Feet (USF) of space. The space must be located within the following delineated area: North: Royerton Rd (CR 500 N); West: (CR 500W) from Royerton Rd on the North to River Rd on the South; South: River Rd from (CR500 W) to Brindle Rd South to Kilgore Avenue. Kilgore Avenue to East to King Blvd. King Blvd South to Memorial Drive. Memorial Drive East to (CR 400 E). East: (CR 400 E), North to SR 32. SR32 East to Truitt Rd, North to (CR 100) North. Take CR 100 Northwest to Country Club Road. Country Club Road South to Centennial Avenue, West on Centennial Avenue to Muncie Bypass (SR3/67 US 35). Muncie Bypass North to Royerton Rd (CR 500N). The area of consideration may be revised to include a smaller geographic area, depending on a review of the overall mission of the Government agency to be housed in the space. Three (3) on-site (inside or outside or covered) reserved parking spaces shall be provided with the capability to prove an additional three (3) parking spaces over the lease term. Public transportation and parking must be within three (3) blocks of the building. The proposed lease term is for 10 years, 5 years firm, and should be fully serviced. Space must be ready for occupancy not later than January 1, 2007, or sooner if possible. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. EXPRESSIONS OF INTEREST: If you desire to submit a location for inspection, please forward information by 5:00 pm EDT, January 23, 2005. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
