Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN ALBUQUERQUE, NM (5NM0053) REQUIREMENT: General Services Administration is interested in leasing 32,775 rentable square feet of build-to-suit office space, which will yield a minimum of 28,500 ANSI/BOMA occupiable square feet. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976 & Executive Order 12072. LEASE TERM: 20 years, 15 years firm term. UNIQUE REQUIREMENTS: The Government will enter into an assignable option to purchase a site of approximately 5 acres (217,800 square feet) for this facility. The Government will be leasing the facility; therefore proposing offerors should note this is a ?no cost assignable option? from the Government and the land is to be purchased by the successful Offeror. Space offered must be contiguous and have potential for an efficient layout. For mutli-level buildings, space must be located on the second floor or higher. The Government requires a fully serviced lease including 80 total parking spaces including 70 onsite secured parking spaces (all secured parking shall be structured, however a portion may be surface parking as determined by the Government) and 10 non-secured spaces for visitors. Structured parking requires minimum 14? clearance; outside parking requires an 8? anti-climb security fence with two gates for egress & ingress. The building shall include one loading dock within the secured parking area with turning radius for semi-tractor/trailer. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The Government shall have the right to mount antennas on the roof of the building and shall have the right to install a 40? antenna on the site. New construction requires a minimum 50? security setback from the building and vehicular traffic. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. . LOCATION: The site is located in the Mesa Del Sol development at Proposed Solar Way ? Lot 4-A containing approximately 5 acres (217,800 square feet).
