Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 22,272 rentable square feet yielding 19,367 ANSI/BOMA office area square feet of contiguous office and related space in Memphis, Tennessee. The Space must be located within the Central Business District for the City of Memphis. The delineated area extends from the Tennessee State Line on the west, eastward along I-55 and Crump Boulevard to Danny Thomas Boulevard, north on Danny Thomas Boulevard to Linden Avenue, east on Linden Avenue to Watkins Street, north on Watkins Street to Poplar Avenue, west on Poplar Avenue to Danny Thomas Boulevard, north on Danny Thomas Boulevard to the Wolf River and along the Wolf River to the Tennessee State Line. A map will be provided upon request. Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Space must be located above the first floor and must be contiguous on one (1) floor. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. A minimum of two (2) elevators must be available to the office. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are preferred, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office); however, a suburban mid-rise campus will be considered. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before February 1, 2008. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, March 17, 2006.
