Description
The Dorn (Columbia SC) VA Medical Center is seeking up to 10,000 S/F net usable square feet of space in the Florence, SC area for a Community Based Outpatient Clinic. The VA is conducting a competition for space and will locate the clinic in the most advantageous location for the Government. The cost of establishing a clinic, its alterations, and other factors will be considered when determining whether the space identified by offerers is appropriate. The space must be on no more than two floors, (first floor location is preferred) and provide between 9,000 ? 10,000 NUSF of space. Elevator access must be available for space above the first floor. Respondents offering two (2) levels will be required to provide evidence that the 2nd floor is accessible to the handicap via elevator access.VA is requiring a total of 45 to 60 on-site parking spaces 10 of which are marked as handicapped. A lease for up to 10 years will be considered. Occupancy is required by August 1, 2007. Net usable square feet does not include such common building areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The clinic may be existing clinical space or may be built out to meet the VA?s needs. To be considered, the property/space must be within 30 map miles in any direction from the Florence County Courthouse, 180 N Irby St., Florence SC 29501. Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market survey of properties offered for lease. The Government is limited by law (40 USC 278a, ad Amended 10-1-81) to pay no more than the appraised fair market rental value of space. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement.
