- *This is a revision to an advertisement for solicitation # 5CO0055 that was originally posted on July 19, 2006.* UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Pueblo, CO The Federal Government has a requirement to lease office space consisting of approximately 13,894 BOMA rentable square feet for two co-located federal agencies. The space must be contiguous on ground floor space. Rentable space must yield 10,984 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. For this procurement, both existing and new construction will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenants will be the Social Security Administration and Office of Hearings and Appeals (OHA). Such space shall be ready for occupancy approximately July 1, 2007. The government is seeking a lease term of 10 years with 10 years firm. Space offered must be located within the following delineated area in Pueblo, CO: North boundary: N. Boyero Ave. to E. Platteville Blvd.; South boundary: W. 1st Street; West boundary: Pueblo Blvd.; East boundary: Highway I-25. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
