Description
United States Government Seeks Expressions of Interest for 21,000 to 21,950 Usable Square Feet of Clinical Space in Phoenix, Arizona The United States Government (The Department of Veterans Affairs) wishes to lease a building, either already existing, or a build-to-suit building that will yield approximately 21,000 to 21,950 net usable square feet of clinical space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building shall be set back from all public roads, driveways and parking areas not less than fifty feet (50) on all sides. The building must conform to other security guidelines, which will be provided during the process. Adjacent to the building, the property shall include 121 parking spaces or that number required to meet local code; whichever is higher. The building and parking area must be fully accessible meeting all ADA and UFAS requirements. Space must be available for occupancy on or before October 2007. Lease term is for (15) fifteen years firm with one (1) five-year option to renew. For further information concerning the requirement please e-mail Mr. John J. Friel at jfriel@isiwdc.com. This is further defined as follows: West: 43rd Avenue and 35th Avenue East: Cave Creek Road North: Happy Valley Road South: Thunderbird Road Lease Term: Fifteen years firm with one (1) five-year option to renew. Availability: Available for occupancy in October 2007 or earlier. Expressions of Interest Should Include 1. Building name or development site, address, age of building and owner. 2. Total BOMA rentable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans and site drawings which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
