Description
The General Services Administration seeks to lease office and warehouse space consisting of approximately 5,000 rentable square feet in Albuquerque, NM within the following designated area: The boundaries are as follows: North Highway 528 (Alameda Blvd.) South Interstate 40 East Carlisle Blvd./ I-25 West Highway 194 (Rio Grande Blvd.) The space should yield 5,000 ANSI/BOMA usable square feet. The proposed lease is for 10 years with 5 years firm, and should be fully serviced, including all services supplies, utilities, and tenant improvements which will be provided in consideration of rental to be paid. 7 reserved surface parking spaces are required for employees and there must be sufficient parking for employees and visitors. GSA requires the office and warehouse spaces to be continuous. The warehouse space is for vehicle storage and is to be enclosed, covered and located on the first floor for entry and exit of motorized vehicles. The floor is to be reinforced concrete and an overhead door approximately 14 foot high by 12 foot wide. Space must be ready for occupancy no later than August 1, 2007. The offered space must meet GSA Life and Fire Safety Standards, and Americans with Disabilities Act (ADA) requirements. The Government reserves the right to approve the design and will require its design excellence standards be achieved. Section 2 of EO 13006 requires that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: ? Historic properties within historic districts (1) ? Sites within historic districts (whether developed or undeveloped) ? Historic properties outside of historic districts Expressions of interest must be submitted in writing no later than January 1, 2007, and should include the following information: street address and building name, if applicable; square footage offered, name, address and phone number of individual to be contacted; and evidence of authority to represent the owner. In no event shall the offeror enter into negotiations concerning the space to be leased with anyone other than the government?s broker and the General Services Administration contracting officer. Please reference Project Number 5NM0011 (1) Historic District means any business area, industrial area, neighborhood, rural area, or other complex of buildings, structures, sites, objects, and/or landscape features that is included in or eligible for inclusion in the National Register of Historic Places. Historic Districts include those determined eligible by GSA or a State Historic Preservation Officer, or designated by any State, local or Indian tribal government under pertinent State, local or tribal law.
