Description
AMOUNT: The General Services Administration (GSA) desires to lease a maximum of 30,500 rentable square feet of contiguous (on one floor) office and related space together with three hundred and twenty (320) surface parking spaces and twenty (20) reserved parking spaces. Rentable office space must yield a minimum of 26,730 ANSI/BOMA Office Area (previously Usable) square feet. TENANT: U.S. Customs Border Protection (CBP). LOCATION: The area of consideration is in Laredo, TX within the area bounded by North of Highway 59; South of Loop 20; East of IH-35;West Loop 20. REQUIRED: The space must be in an office building and section of the city that is professional in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use, with access to public transportation. The space must meet or be capable of being altered to meet the Government's requirements for ADA compliance, and seismic safety. Offers for sole occupant new construction will require the building to be set back from the street. First floor space is preferred, upper floor contiguous space is acceptable with a minimum of two (2) accessible elevators serving the proposed floor. The space must be no more than twice as long as it is wide. Columns within the space must be at least twenty (20) feet from any interior wall and from each other, and be no more than two (2) feet square. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. TERM: The lease will be for fifteen (15) years with twelve (12) years firm.
