Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 64,400 RSF (56,000 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE MIAMI AREA AS DESCRIBED BELOW. Existing buildings and new construction will be considered. First floor space is preferred for the entire requirement, however, at least 43,500 ABOASF must be on the first floor. The remaining square footage can be housed on the second floor. Space must be located within the delineated area shown below: North: 151st Street; South: 62nd Street; East: US Highway 1; West: I-95. Nine (9) on-site covered parking spaces are required. On-site parking must meet/or exceed local code. At least 320 parking spaces must be commercially available on-site or within a 1/8 mile radius of the building for employees and visitors. The location should be accessible by public transportation. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be setback 20 feet on all sides from roads and public parking and be capable of meeting the Government?s security requirements. Site must not be within 500 feet as measured from the proposed building?s public entrance to any adjacent primary or secondary educational facility, childcare facility, retirement or nursing home nor facilities of similar uses. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, December 4, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and the Project Number - 6FL0159. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
