Description
U.S. Government Notice of Intent to Lease Space Requirement: The United States Government currently houses the Department of Justice (DOJ) in approximately 345,776 rentable square feet of office and related space under a lease at the building located 555 4th Street, NW, Washington DC. This lease expires on December 31, 2007. The Government has a continuing need for this requirement to remain within 4 blocks of the U.S. Federal Courthouse for up to ten years. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government?s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, nonproductive agency downtime, rent payments on vacant space under the existing lease or cost of buyout, etc. Delineated Area: The site must be located within 4 blocks of the U.S. Federal Courthouse located at the intersection of 3rd and C Streets, NW. Lease Term: The Lease term is up to 10 years. Occupancy: Space must be ready for total occupancy by January 1, 2008. Expressions of Interest Must Include: 1. Building name and address. 2. Rentable square feet and rentable rate per square foot. 3. Availability schedule for all space offered. 4. Method of measurement used to determine the rentable square feet. 5. Common Area Factor(s) for available space. 6. Rental rate information quotation per BOMA/ANSI office rentable square feet. 7. Scaled floor plans (as-built) identifying the space to be offered on CAD disc. 8. Information on the building ownership. 9. Amount of parking available on-site. 10. Site plans, including available setbacks. 11. List of building-provided services.
